The new multi-family house in Oberwil, 6 kilometers from Basel City, offers convenience with a 5-minute walk to Oberwil train station via Kerngartenstrasse. Surrounded by mid-priced multi-family homes and commercial units in a green, all-age-friendly neighbourhood.The existing 1950 building, originally an auto garage, expanded over the years with a 1968 underground parking addition, altering the terrain significantly. It sits in a tranquil residential and business area, with tram tracks defining the east boundary. Garage modifications included excavation for underground parking accessed via two ramps, addressing soil contamination and elevation differences in the new design.
This multi-family house comprises three floors with a height of 12.45 meters and features an exterior with grey plaster and wooden slats, seamlessly blending into the neighbourhood. Notably, cantilevered concrete slabs offer shade and privacy, designed with precision based on sunlight, privacy, and noise parameters. The building offers 10 residential units, including a penthouse with a terrace. The interior design includes balconies/terraces in each apartment, open kitchens, and high-quality finishes.
The landscaping plan for the new building includes various activity and relaxation zones, featuring seasonal blooms, tree, and shrub planting. The site redevelopment focuses on restoring the natural terrain by altering slopes and minimizing artificial drainage, except near the main entrance for rainwater collection. Existing hard surfaces will be replaced with new vegetation. A hedge will provide visual and noise screening. Considerations include fire department vehicle placement, a new ventilation duct, waste collection area, and 15 outdoor bicycle parking spaces. A railing will enhance safety along the new garage ramp.
